The Residential Tenancies Act allows landlords and Property Managers to carry out inspections at a rental property during the term of a lease. The Landlord must give a minimum of 48 hours’ notice to the tenant before entering the property and can only do so between the hours of 8am and 7pm on the allocated day. Generally speaking, the industry standard is that routine inspections are carried out 3-monthly, however the law allows for inspections up to once every 4 weeks. If the landlord didn’t have a good reason for carrying out inspections that regularly then it could be seen as breaching the tenants’ rights to quiet enjoyment. At Propertyscouts we like to conduct our first routine inspection about one month after the tenancy has started. If everything is OK at that inspection, we then move to 3 monthly inspections. However, if we have concerns about a tenancy, we will often conduct additional inspections (at our own cost) in order to monitor any perceived concerns.
