Landlords can terminate a tenancy but not evict the tenant from the property

An eviction is a legal compulsion for someone with no rights to occupy to vacate the premises and normally involves a court bailiff, following an order from the Tenancy Tribunal terminating a tenancy. It’s what needs to be done when a tenant remains in place after termination has been ordered. The easy way to think of this is that termination relates to the contract, while eviction relates to the property.
