For example, Wellington itself has seen a year-on-year decrease of 7.2% in rental prices, dropping to an average of $647 per week in April 2025. While some larger properties have seen more significant drops, with some reports suggesting decreases of 30-40% for larger flats, the overall trend indicates a decrease in rental costs in Wellington.

Personally, what I have found with my portfolio is that Kapiti north is still showing good interest from prospective tenants for nice properties at a fair price. Wellington central doesn't have any where near the interest, and rents have had to be dropped in many cases at the moment to get new tenants.
