More listings, lower asking prices - what happens next?
New Zealand is heading into spring with 33,252 homes already listed for sale - the highest July total in 12 years. Meanwhile, the national average asking price has fallen for five months in a row.
That is a lot of property competing for buyer attention before the usual spring rush has even begun.
For owners thinking about selling, those numbers are not exactly rolling out the red carpet. Buyers have more choice, more time and more room to negotiate, while sellers may need to adjust their price expectations.
Holding onto the property and continuing to earn rental income could be the more sensible move for now. After all, joining a 33,252 property queue does not sound like much fun.
Rents are standing still - but are landlord costs?
National rental prices have remained unchanged for eight of the past nine months. With the cost of living continuing to rise, tenants are effectively paying less in real terms - even if the number on the tenancy agreement has not changed.
Unfortunately, rates, insurance and maintenance costs appear to have missed the memo about standing still.
Healthy rental supply is also giving tenants more choice, which means landlords may not have the same room to increase rents simply to cover rising expenses. Price the property too high and it could sit vacant while tenants browse the competition, and a few empty weeks can quickly swallow up any extra rent you were hoping to earn.
That does not mean every rental market is flat. Conditions vary considerably between regions, so knowing what tenants are actually paying in your local area is far more useful than relying on the national average.
