New Zealand's healthy homes standards require all rental properties to meet specific requirements for heating, insulation, ventilation, moisture, and draught stopping. Since 1 July 2025, all rentals must comply at the start of any new or renewed tenancy.

Healthy Homes Standards New Zealand Landlords Must Meet

  • Heating

    Main living rooms must have a fixed heater capable of reaching and maintaining at least 18°C

  • Insulation

    Ceiling and underfloor insulation must meet specific regional R-values or minimum thickness requirements.

  • Ventilation

    Habitable rooms must have openable windows or doors, and kitchens/bathrooms must have operational extractor fans.

  • Moisture Ingress and Drainage

    Properties require efficient drainage and guttering, plus a ground moisture barrier if there is an enclosed subfloor.

  • Draught Stopping

    Unreasonable gaps, holes, and unused open fireplaces that cause noticeable draughts must be blocked.

After the assessment, we provide a detailed healthy homes report with photos, compliance status for each standard, and clear recommendations.

A healthy homes certificate gives landlords confidence that their property meets all current requirements and provides evidence if any disputes arise.
