Propertyscouts Monthly landlord newsletter - November
Welcome back to the Propertyscouts Monthly Landlord Newsletter, where we update you on all things New Zealand property market, investor insights, seasonal reminders, and more.
What's on the Horizon for Landlords?
With the general election approaching on 7 November, housing and tenancy policies are once again in the spotlight. Depending on the election outcome, we could see some further changes to the rules affecting residential rental properties.
Labour has indicated it would reverse some of National's changes to the Residential Tenancies Act, including removing no-cause terminations. Changes to fixed-term tenancy rules may also be considered, although further details are yet to be announced.
Meanwhile, a National-led government would likely maintain the current tenancy rules, providing some continuity for landlords. ACT has also put forward a proposal to remove rental loss ring-fencing, which could offer tax benefits for residential property investors.
While it's still early days, the election presents an opportunity for landlords to see how each party plans to support the rental property sector.
Here's a quick look at where the parties currently stand:
|
Party |
What's being proposed? |
|
Labour |
Plans to remove no-cause tenancy terminations. Other potential changes to the Residential Tenancies Act have yet to be confirmed. |
|
National |
No further tenancy changes confirmed. The current rules allowing no-cause terminations and the newer pet provisions were introduced under the National-led Government. |
|
ACT |
Proposes removing rental loss ring-fencing, allowing future rental losses to be offset against other taxable income. This is a tax proposal rather than a tenancy law change. |
Whatever the election outcome, we'll be keeping a close eye on developments. As always, Propertyscouts will be here to help our landlords understand any changes and ensure their investment properties continue to be managed professionally and in line with the latest requirements
Eight Words That Have the Property Market Playing the Waiting Game
Eight little words seem to be getting quite the workout in New Zealand's property market lately: “Once the election is out of the way.”
It seems buyers and investors are sitting on their hands for now, waiting to see what happens after 7 November before making their next big move.
And who can blame them? Between interest rates, rising costs and the usual election promises flying around, there's plenty to think about.
The funny thing is, economic confidence is starting to pick up, but the property market hasn't quite got the memo. Everyone seems to be waiting for someone else to make the first move.
Will the election be the nudge the market needs, or will we all find something else to wait for?
Time will tell!
An Auckland landlord, a restraining order and a rather expensive outcome…
Well, here's one you don't hear every day.
An Auckland landlord has been convicted and fined $2,000, plus court costs, after renting out a North Shore property despite a restraining order preventing him from renting out homes that weren't weathertight.
And that's not the only bill. A separate Tenancy Tribunal decision ordered him to pay more than $11,000 in compensation, damages and costs, although that decision is currently under appeal.
Not exactly the kind of return on investment anyone is hoping for!
